Introduction

Headland Cottage is a semi-detached house in the village of Aberporth, 7 miles from the market town of Cardigan. We have tried to provide as much information as possible in this statement. If you have any queries do telephone or email. We look forward to welcoming you

Pre-arrival

We have a comprehensive website which has a video taking you through the house to show the layout and facilities. It also has a drone video to give an understanding about location.

Bookings will be confirmed by phone after the initial enquiry via the website, phone or letter.

There is a regular bus service from Aberporth to Cardigan (South) and Aberystwyth (North). A bus can be caught to Carmarthen from Cardigan. Carmarthen or Aberystwyth are the train stations which you would use if coming by train depending on your starting location

Arrival and Car Parking Facilities

There is off- road parking for a car on a ‘quartz resin bonded’ drive at the side of the house. There is one step of 150mm and a gate of 790mm wide to the front door and the Kitchen’s patio sliding door . Main Entrance The house can be entered through 2 doors.

  • Front door – there is a step up (180mm high 800 wide) into the main lounge.
  • Front patio sliding door – there is a step up (180mm high 800 wide) into the kitchen

NB – Throughout the house

  • There is underfloor heating
  • The flooring is hardwood
  • The windows are double glazed and lockable.

Lounge 

The lounge can be accessed from the Front Door and the Kitchen dining area The furniture is movable – there is 2 x 3 seater sofas and an armchair, matching foot stool and coffee table

There is a large flat screen smart TV (Freeview), DVD player (both with remote controls), a Bluetooth speaker, and lots of books.

A double sided log burner is located within the wall to the kitchen and can be loaded/controlled from both the kitchen and the lounge. The lounge is lit with 8 dimmable down lighters and a lamp. Smoke alarm and Carbon dioxide alarm

Kitchen/dining area

From the lounge it is level but there is a 980mm opening There are a range of units on the back wall including fridge, freezer, microwave oven, fan assisted oven, dishwasher, sink (mixer tap), wine chiller, bins and storage. The work surface for these is 910mm high. There is one cupboard higher than work surface height – 1650mm and a plate rack at 1600mm

There is an island which houses more storage units and the induction hob. The kitchen is lit with 8 down lighters and a bank of 3 lights over the island. There are 3 bar stools located next to the island.

The furniture is moveable and consists of an octagonal table with 6 stackable chairs

There is a Carbon dioxide alarm and heat sensor

Playroom

The door is 530mm wide

The furniture is all moveable – It consists of a small corner chair, 2 large beanbags and a trunk full of toys

Utility room

This accessed by a door 750mm

It has a sink, washer/dryer built into the integrated units. The main fusebox is located here at a height of 1650mm

The work surface height is 910mm. There is a heat sensor

Downstairs toilet The door (700mm) is RH hinged and opens outwards. Wash basin height is 870mm, toilet height seat is 460mm. It is lit by 1 down-lighter and has a built in mirror light and extraction

Leading to 

Boiler cupboard This houses the boiler and manifolds for the underfloor heating. The door is locked to guests

Main stair case 

Accessed through a door 700mm wide. There is an under stair storage cupboard on left (door 570mm wide x 180mm high)

A further step (130mm high and 690mm wide) leads to

Family bathroom Captain’s room 

It has a smoke alarm and lit with one main light, 3 down lighters (in passage way to Captain’s Room and a number of motion sensor night lights

The Captains Room 

The bedroom (750mm door) has a super king-size bed, 2 bed side tables, wardrobe and a further table. There is a remote controlled smart TV (Freeview) on the wall along with a mirror. It has 2 bed side lamps and one central light.

The en-suite (door is 750mm) – The level shower has a 740mm opening. The height of toilet to seat is 460mm and the height of the basin is 870mm. There is a heated towel rail, a lighted mirror, 3 down lighters and an extraction fan. The large window in the door has a bi- directional blind.

Sea Horse Room Is accessed from the main staircase through the 640mm door.

The furniture is movable and consists of king-size bed, 2 bed side cabinets, a chest of drawers, cupboard and chair. There is a mirror on the wall.

It is lit with one central light (of 3 bulbs) and 2 bedside lights

Sea Shell Room Is accessed from the main staircase through the 600mm door.

The furniture consists of 2 single beds (6ft by 3ft), a built in cupboard, a chest of drawers and a bedside table.

It is lit with one central light. There is a bedside light.

Family Bathroom 

The door is 700mm The height of toilet to seat is 460mm and the height of the basin is 870mm. The free standing bath is 660mm and has mixer taps as well as a shower attachment. It has a heated towel rail and has a lit mirror and 4down lighters. There is an extraction fan

Outside 

Front There is an enclosed front garden which is level finished in a resin bound quartz. There is an outside shower, sofa and storage container for rubbish

Back Leaving by the sliding rear door (800mm wide and 180mm step)– there is a small terrace overlooking a secret cove.

There is an outdoor kitchen, (Gas BBQ, Woodfired Pizza Oven and sink ). There is a storage seat (logs) and a small table
